Kingsbridge is an apartment neighborhood first. Six-story brick buildings from the 1920s and 1930s line the blocks off Broadway and climb the slopes toward Kingsbridge Heights, most with an elevator, a lobby, a super in the basement and a laundry room down the hall. Scattered between them are walk-ups, a few newer rental buildings and pockets of small attached houses on the side streets.
That mix shapes the work. In a pre-war building, the job is about the elevator, the long corridors and a living room where the radiator runs hot all winter. In a house, it is about the stoop, the front stairs and maybe a short driveway. The services below each have a Kingsbridge page that goes into the details.
We use eco-safe, non-toxic products throughout, so kids and pets can go back to the room once it is dry. The company dates back to 2005, and most Kingsbridge addresses can be booked for today or tomorrow.

Most buildings here have one elevator, sometimes small and slow, and a super who likes to know when contractors are coming. A quick word with the super or the management company before the day goes a long way. If the building limits work hours, tell us and we will book inside them.
Pre-war apartments often have a foyer, a sunken or step-down living room and bedrooms down a hall. Floors are mostly hardwood with area rugs, but plenty of bedrooms and halls are carpeted. We roll a cart through the lobby, keep the corridor clear and lay down floor protection inside the door.
In the houses on the side streets, the plan is different: front steps, a narrow inside staircase and sometimes a finished basement. We can also wash the stoop or the short driveway on the same visit.
Before anything starts, the technician looks at the problem spots with you and explains what will happen and what it will cost. If something will not come out, you hear it then, not after.
The 1 train runs above Broadway with stops at 231st Street and 238th Street, and the Kingsbridge Road stop on the 4 line serves the Heights to the east. The Major Deegan Expressway and the Henry Hudson Parkway both run close by, which helps our vans get in and out.
Curb space under the el on Broadway disappears on weekday afternoons when the stores are busy. Our drivers head for the side streets or a legal loading zone instead, and they leave early when the sweeper is due so your time window holds.
Van Cortlandt Park sits right at the northern edge of the neighborhood, and the blocks near it are quieter with easier parking. From any corner of the neighborhood, one phone number does it: 1-800-589-4364, or the form at the top of this page.
