Water Mill takes its name from the old mill by the pond on Montauk Highway, and the windmill on the green is still a local landmark. Around it you find working farmland, riding stables, the Parrish Art Museum and large homes set back on long lawns, with Mecox Bay and the ocean beaches to the south.

Montauk Highway is the main road through Water Mill, and in summer it can crawl between Southampton and Bridgehampton. We set Water Mill appointments with that in mind, and we call if traffic changes our arrival time.
Most properties here have room to park a van, often on a long gravel or shell drive. If there is a gate, a farm lane or a service entrance we should use, let us know when you book. Same-day and next-day slots are available in most areas, though summer weekends fill up quickly.
